New development must integrate with the existing community and physical infrastructure.

Planning obligations are legal obligations entered into to mitigate the impacts of a development proposal.

There are two mechanisms for securing improvements to, or the provision of, infrastructure beyond the red line boundary (excluding the Community Infrastructure Levy (CIL)):

  • Section 106 Agreement (S106)
  • Grampian condition for works to be completed under a Section 278 Agreement (S278)
